Belle City Square – Various Sites

Belle City Square sits on the grounds of the historic Horlick Factory, uniting the history of Racine with a modern reimagined vision. Through both historic redevelopment and new construction, the project brings hundreds of elevated apartment units and a mix of office and retail commercial space to the area.

Southside Industrial Park

The properties are zoned I-2 General Industrial and owned by the City of Racine Community Development Authority (CDA).

816 Sixth Street-Racine, WI

The property contains a two (2) story former medical office building containing an overall 16,944 square feet of gross leasable area, with a full, drive-in basement. The site is zoned I-2 General Industrial for the northern half, and O-I Office Institutional (along 6th Street) on the southern half. The City’s Comprehensive Plan identifies this entire 2.02-acre site, as “mixed-use – residential emphasis” and is located within tax incremental district (TID-18).

One potential redevelopment concept, which would retain the existing building is pictured at the right. The bottom portion of the site could be developed as townhomes (Letter A) and buildings D and E could be mixed use or solely residential buildings.
